White Tile Doctor Grout Colourant Restores the Appearance of a Ceramic Tiled Bathroom in Glasgow
We were recently contacted by a landlord with a rental apartment in the centre of Glasgow who needed professional help refreshing the bathroom tile and grout. Tile and grout cleaning is a very common request at the end of a tenancy, as landlords want their properties looking their best before putting them back on the rental market.

Having clean, bright tiles and grout can make a huge difference to the overall appearance of a bathroom and can help attract new tenants more quickly. In many cases, professional grout cleaning and recolouring can transform the space without the high cost and disruption of replacing the tiles.

Refreshing Bathroom Tiles Instead of Replacing Them
In this case, the apartment had just become vacant after a long tenancy. The landlord wanted to freshen up the bathroom and restore the appearance of the tiles without the expense and time required for a full replacement.
Our team was able to complete the tile and grout restoration in half a day, leaving the bathroom looking clean, bright, and ready for the next tenant.
Why Grout Often Becomes Discoloured
As you can see from the photographs, the ceramic tiles themselves were still in very good condition. The main issue was the grout, which had darkened and become discoloured over time.
This is very common. Ceramic tiles are glazed, meaning water and dirt do not easily penetrate the surface and they are relatively easy to clean. Grout, however, is a porous and slightly rough cement-based material which naturally attracts dirt, soap residue, and moisture. Over time this causes grout lines to darken and make the entire tiled area look tired and dirty.
Professional Grout Colouring Solution
To restore the appearance of the bathroom tiles, we recommended applying a professional Tile Doctor grout colourant. This specialist product is available in eleven colours, including white, and forms a durable barrier over the grout.
Once applied, the colourant seals the grout and makes it much easier to keep clean in the future, providing a long-lasting grout restoration solution.
The landlord was happy with the proposal and asked us to complete the work as soon as possible.
Deep Cleaning the Tile and Grout
Before applying the grout colourant, it is essential that the grout is thoroughly cleaned to ensure the best possible bond. To do this work began by cleaning the grout using a Pre-Treat Cleaner, which is slightly acidic. This product not only removes built-up dirt and grime but also lightly etches the grout at a microscopic level, helping the colourant adhere more effectively.
The grout was scrubbed using a stiff brush, and the ceramic tiles were then cleaned using Tile Doctor Neutral Tile Cleaner. The entire tiled area was rinsed and wiped down using microfibre cloths to remove any remaining residue.
Replacing Old Silicone Sealant
While the grout was drying, we removed the old silicone sealant from around the bathroom fixtures. Although some of the sealant was still in reasonable condition, replacing all of it ensures a consistent and professional finish.
All traces of the old silicone were carefully removed before preparing the area for new sealant.
Applying the Grout Colourant
Once the grout was fully dry, we applied the white grout colourant. The product is carefully brushed onto the grout lines and any excess wiped away from the tile surface before it dries.
Two coats were applied to ensure a consistent and even finish, restoring the grout lines to a clean, bright white colour and dramatically improving the appearance of the bathroom tiles.
Finishing Touches
To complete the job, a neat 10mm bead of white silicone was applied around the shower tray, bath, sink, and along all internal corners. This final step ties the whole installation together and provides a fresh, watertight seal.
The tiles were then given a final clean using Tile Doctor Neutral Tile Cleaner and buffed with microfibre cloths to leave them looking their best.
The Finished Result
The finished bathroom now looks significantly fresher and cleaner, and the restored grout lines make the tiled surfaces look almost new again. Professional tile and grout restoration is an excellent way for landlords to improve the presentation of a property quickly and cost-effectively.
