Communal Terrazzo Vestibule Sealed with Hard Wearing Colour Grow in Finchley
This client from Finchley Noth London was the owner of a house that had been converted into two flats and had a classic Terrazzo hallway floor at the entrance. The floor had absorbed a lot of dirt over the years since it was last cleaned and was now filthy and proving difficult to keep clean. Realising that first impressions count and that it may affect finding a new tenant for one of the flats which was now available I was asked to see what could be done to improve the area.

The landlord didn’t live locally so I was sent a video of the floor and asked to work out a quote from that. The floor didn’t appear to have any structural issues that would need rectifying, I would have preferred to visit first to confirm, however having years of experience in the industry I was confident in being able to get the quote right. I can usually tell what’s required by looking at pictures and referencing other similar jobs I have done.
I emailed over the quote which was agreed and a date arranged with the tenant in the downstairs flat to let me in.
Cleaning a Terrazzo Tiled Hallway
I started by cleaning the floor using a strong solution of Tile Doctor Pro-Clean which was applied and then left to soak in for ten minutes before being scrubbed int to the Terrazzo. The soiling was then removed with a wet vacuum.
This was followed with burnishing the Terrazzo with a set of diamond encrusted burnishing pads starting with a coarse 400-grit and working through the pads until finishing with a fine 1500-grit. The pads are applied using a rotary floor machine and water is used for lubrication. After each pad the floor is rinsed and extracted to remove soiling. Gradually more and more dirt is removed and the appearance of the Terrazzo is refined.
Once I was happy, I cleared away the equipment, and the floor was left to dry. A couple of floor fans and a dehumidifier were left on overnight to speed up the drying process.
Sealing a Terrazzo Tiled Hallway
I returned the following day to complete the burnishing process with a very fine 3500-grit pad which is applied with only a little water sprayed onto the floor. This process leaves the floor dry, and I was able to finish by protecting the terrazzo with two coats of Tile Doctor Colour Grow. This is a colour intensifying sealer which protects the floor, this will be perfect for this heavy traffic area and should keep it looking good for a long time.

The result was a huge improvement making the entrance to the building far more appealing to potential tenants. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor in great condition.
